Our Process

 

We provide a specialised service that follows a 7 step process to get your project from an idea into reality, and architects are the best qualified professionals in the industry to take your journey through these stages.

Whether it is a residential or commercial, small or big, we offer full architectural or partial services. The extent of our service is depending upon your brief and needs.

Based on our 10 years of practical experience, we understand finding an architect or interior designer to share your vision is a hard and frustrating process. If you have never dealt with an architect or designer, where do you begin?

To assist our clients with a head start, we added 2 steps of obligation free consultations and these services could value up to $1000.

STEP 1: OBLIGATION FREE INTERVIEW-CONSULTATION

1. Phone and Email Consultation

The first step is a phone/email consultation. Based on our experience, most of common cause of confusion and frustration of design/building process are resulted by a misunderstanding of and an unbalanced budget and brief. To be able to deliver a successful project and maintain a great client/architect relationship, we ask few questions before an initial site meeting:

  • Type of Project?
  • Renovation VS New
  • What would you like to achieve? (For example, 3 beds to 4 beds + study, Separate living space, Add a storey? A family home with 2-3 children? Fix problems and rent or to make a profit?)
  • “Must to do List” VS “Wish List” (Realistic Project VS Dream Project)
  • What is the budget? Aha! This is a tricky question and clients are often shy to tell us. The main cause of this is because clients and architects have a different understanding of the meaning of “Budget”. Most of the clients think “Budget” means “Construction/Building cost”. Architects think that client’s budget means “Project Cost” includes professional fees, application fees, building cost, furniture, finishes, fixture, contingencies, builder’s margin, all costs that get a project from an idea to a reality!

STEP 2: OBLIGATION FREE ON SITE CONSULTATION

2. On-site consultation and advice

We offer an obligation free On-site consultation followed by the phone consultation.

This stage includes;

  • On site Introduction
  • Walk through your property
  • Share ideas and explore options
  • Professional advice on how to achieve your project in most efficient way to suit your budget and needs
  • Assist balancing your budget
  • Similar project portfolio presentation

STAGE 0: PRE DESIGN SERVICES

1. Scope of work involved:

  • Site Analysis & master planning (Site visit & photos)
  • Understanding of site constraints, zoning, regulations & codes
  • Organising a site survey
  • Schedule & budget review
  • Programming of timeframe

2. Fee Structure: Hourly rate will be charged, however the most of work were covered during the obligation free On-site consultation.

STAGE 1: CONCEPT DESIGN

Fun begins!

1. Scope of work involved:

  • Site visit, Photos & measurement of existing property
  • As built drawings of existing property & building
  • Coordinate as built drawings with surveyor’s drawing and site information
  • Let’s explore the ideas and options to a paper
  • Freehand concept design sketches
  • Meeting & Client’s Approval

2. Things to consider: Engage a builder or Quantity surveyor for an estimated construction cost.

3. Fee Structure: Fixed fee as per the Client/Architect Contract. Unless the scope of work is unclear, hourly rate will be charged

STAGE 2: DESIGN DEVELOPMENT

1. Scope of work involved:

  • Resolve and amend changes
  • Prepare preliminary drawing set including plans, elevations, sections, critical details & concept finishes
  • Incorporate with engineer’s preliminary drawings
  • Incorporate the drawings and site details to comply Council regulations
  • Meeting & Client’s Approval

2. Things to consider: Issue drawings to a builder or Quantity surveyor for an updated estimated construction cost

3. Consultants: Depend on the project requirement a number of consultants & engineers could be considered & engaged, such as a Town planner, Civil & Structural engineer, Mechanical, Electrical & Fire engineers, Hydraulic engineers, etc.

4. Fee Structure: Fixed fee as per the Client/Architect Contract. Unless the scope of work is unclear, hourly rate will be charged

STAGE 3: DEVELOPMENT APPLICATION (DA)

1. Scope of work involved:

  • Resolve and amend changes
  • Prepare a prelodgement Council meeting
  • Complete preliminary drawing set to the level of Council expectation including site and building calculations for existing & new
  • Complete DA forms and documents
  • Colouring street elevation presentation – Mainly applies to a development in a Heritage & DCP (demolition control precinct)
  • Submission to Council

2. Fee Structure: Generally hourly rate will be charged

STAGE 4: BUILDING APPLICATION (BA)

1. Scope of work involved:

  • Incorporate changes from DA approval (if any)
  • Develope & detail the preliminary set to the level of Certifier’s expectation
  • Incoporate with engineers’ drawings and obtain Form 15
  • Complete BA forms and documents & obtain Owner’s consent form
  • Submission to Ceritfier

2. Consultants: Certifier engaged

3. Fee Structure – Generally hourly rate will be charged

STAGE 5: CONSTRUCTION DOCUMENTATION

1. Scope of work involved:

  • Incorporate changes from BA approval (if any)
  • Coordinate consultants’ drawings
  • Develope & detail the drawing set to the level of Construction documentation
  • Lighting and Electrical layout added (for Residential projects)
  • Finalise schedules for finishes, fixtures and furnitures
  • Joinery & wet area details are added
  • Meeting & Client’s Approval

2. Things to consider:

  • Issue drawings to a builder or Quantity surveyor for an updated estimated construction cost

3. Fee Structure – Fixed fee as per the Client/Architect Contract. If the scope has changed, hourly rate will be charged

STAGE 6: TENDERING PROCESS

1. Scope of work involved:

  • Prepare tender document set
  • Selection of Tenderers
  • Tender period
  • Amendments to tender documents & issue addenda
  • Assist clients with the evaluation of tenderers
  • Client/Contractor contract signed

2. Fee Structure: Generally hourly rate will be charged

STAGE 7: CONTRACT ADMINISTRATION

1. Scope of work involved:

  • Regular site inspection
  • Inspect the work against DA approved document & tender document
  • Administer contract
  • Check progress claim
  • Details & documentation to assist builder if requested
  • Resolve building issues
  • Assist contractor and client with changes and variations

2. Fee Structure: Fixed fee as per the Client/Architect Contract.
